Delano Miami Beach: the reopened Collins Avenue hotel

Last reviewed: November 4, 2026. Sources for this page are listed in its fact sheet.

Short answer first. The Delano is back. The hotel at 1685 Collins Ave, Miami Beach, FL 33139 reopened in spring 2026 after closing in March 2020, and it is now run by Ennismore, the lifestyle hotel group under Accor. A preview period ran in late March 2026, and travel coverage put the official reopening on May 1, 2026. The hotel has 171 guestrooms and suites, including poolside bungalow suites and penthouse suites, two pools, direct beach access, and four restaurant and bar concepts. One timing point matters if you're booking for the spa: the full spa, The Source by Delano, opens in January 2027. Fitness classes and a private gym run in the meantime. Check the total price, with taxes and resort charges, before you book.

A short history, because this one earns it

The building dates to 1947. Ian Schrager relaunched it in 1995 with designer Philippe Starck, and that version set the template a lot of boutique hotels still copy: a white lobby, a garden path, and a pool scene that ran all day. The hotel closed in March 2020 and stayed shut for six years. Roofs age. So do legends. The 2026 return kept the terrazzo floors, the columns and the pool, and warmed the rooms up from the stark all white look of the 1990s.

Ennismore runs the hotel today, and Accor's own announcement of the reopening counts four restaurant and bar concepts, including a recreation of the Rose Bar. A private members club is part of the new mix too, and it explains a few of the access rules below.

Rooms and suites

The count is 171 guestrooms and suites. The lineup runs from standard rooms up to two penthouse suites, and the rooms people ask about most are the Poolside Bungalow Suites. The hotel describes the bungalows as two floor homes by the pool, with living space below and the bedroom above. Everyone else should price a regular suite first. The bungalow premium is real.

The hotel's own site calls the rooms light filled. Reopening coverage describes a lighter, beach led palette across them. Choose on floor and view. Those two things decide how the stay feels at this address.

Pools, beach and the boardwalk

The hotel counts two pools. One is the restored main pool at the end of the garden path, the one from the photographs everyone knows. The beach is a short walk past the pool, and the hotel's site points out that a path beyond the pool reaches the oceanfront boardwalk, the route runners and cyclists use up and down Miami Beach. Beach service runs through the hotel's beach setup, and Gigi Beach serves food to the loungers on the sand. Pool first. Beach second. That's the rhythm here, and it has been since 1995.

South Beach spreads out around you. Lincoln Road is a short walk south, and the South Beach and Art Deco District guide maps the streets worth your mornings. You don't need a car for a Delano stay unless you're leaving Miami Beach.

Food and drink: who can book what

Gigi Rigolatto is the headline restaurant, an Italian dining room in its first United States location, and it runs from the ground floor out toward the pool and the beach. It's the table to aim for if you're not staying at the hotel. The Rose Bar is back in recreated form, which longtime South Beach regulars will read as the point of the whole reopening. Mimi Kakushi, a Japanese restaurant on an upper floor, is reserved for hotel guests and members club members, per reopening coverage. Cafe Delano covers mornings and the daytime hours. Four concepts, three access levels. Book Gigi early in Art Basel and holiday weeks, because the dining room takes outside bookings and the whole city knows it.

Wellness: the January 2027 spa date

Read this part twice if the spa sold you. The Source by Delano, the hotel's spa, opens in January 2027, per the hotel's own site. Until then, the wellness offer is fitness classes for guests and members, sessions on the beachfront and in the fitness studio, and a private gym. That's a good offer. It is not a full spa menu. A December 2026 booking gets you the classes and the gym, and a booking from January 2027 onward should get you the spa as well, once the hotel confirms its opening day. Our Miami wellness and spas guide lists the spas that are fully open right now if a treatment is the point of your trip.

What it costs, and what to check

Delano prices sit at the top end of Collins Avenue, in line with the Setai and Faena rather than the big mid beach resorts. Rates swing hard with the calendar: Art Basel week and the holidays are the expensive windows, and late summer is the soft one. This page prints no resort fee or parking figure, because the booking path published no simple figure we could verify on November 4, 2026. Check the full total on the booking screen, line by line. Our Miami resort fees guide shows what those lines usually hide and how to compare two hotels fairly.

Who should book the Delano, and who should not

Book it if the pool scene and the dining lineup are the trip, or if you stayed in the Schrager years and want to see what survived. Skip it if you need a full spa before January 2027, if a quiet family resort with a kids club is the brief, or if your budget needs the mid beach rates. The honest rivals are on this site: The Setai for calm, Faena for theater, W South Beach for a younger crowd, and 1 Hotel South Beach for space and a rooftop pool. Compare all five on the same dates. Then decide.
