The true cost of living in Miami: the ledger
Last reviewed: November 5, 2026. Sources for this page are listed in its fact sheet.
Short answer first. Miami's cost problem isn't one big number. It's four medium ones that stack: rent well above the Florida norm, the state's highest tier of car and home insurance, air conditioning as a year round utility, and toll roads on the daily routes. The offset is real too: Florida has no state income tax. This ledger prices each line from a named source, checked November 5, 2026, and labels the one crowd-sourced section as crowd-sourced. Build your budget from your rows, not from a single index number.

Housing: the rent lines
A one-bedroom in Miami runs $2,500 a month and a two-bedroom $2,900, from Zumper's rent research pages, October 2026, the same series used across this cluster. Neighborhood spread matters more than the city figure: the neighborhood picker runs from $1,700 in North Miami and Little Havana to $3,500 in Brickell for the same one-bedroom. Owners carry a different line: Miami-Dade's average homeowners premium including wind is $5,975 a year, about $498 a month, in the Florida OIR's July 2026 report. Compare like with like before envying either side.
Insurance: two home figures, honestly labeled
You'll see two very different Florida homeowners numbers quoted, and both come from real sources measuring different things. The OIR figure, $3,815 a year statewide on April 2026 data, is the average of premiums actually charged, reported to the regulator. The Insurify figure, $8,292 a year, is a modeled median from its quote database, for 2025, published in its 2026 report. They are not two estimates of the same thing, and averaging them would be a third error. For a Miami budget, the county figure above ($5,975, OIR) is the one to plan on. For a car: full coverage runs about $4,171 a year statewide and about $4,762 in Miami itself, the highest city in Bankrate's 2026 Florida table. That's roughly $397 a month before fuel. Miami drivers pay big city rates because the filed rates say so, and no budgeting trick makes the line small.
Power: the FPL bill, in parts
FPL doesn't sell a single per-kilowatt-hour rate, so any source quoting one is simplifying. The October 2026 residential tariff stacks a $10.52 monthly customer charge, a base energy charge of 7.865 cents per kWh for the first 1,000 kWh, a fuel charge of 2.893 cents, and smaller adjustment clauses, arriving at about 12.26 cents per kWh all-in on the first 1,000 kWh before taxes and franchise fees. The practical translation: a 1,000 kWh month costs about $140 on the Florida Municipal Electric Association's 2026 bill comparisons. Summer air conditioning pushes real Miami apartments past 1,000 kWh for months at a time. Budget $140 as the floor, not the average.

Transport: tolls are a per-route cost
The Dolphin Expressway (SR 836) and the Airport Expressway (SR 112) are run by the Greater Miami Expressway Agency, GMX, and both are all-electronic: SunPass or Toll-by-Plate, no cash. GMX prices by gantry and distance, so no honest single trip price exists for either road; the total depends on where you enter and exit. Price your actual commute in the GMX toll calculator at gmx-way.com before you sign a lease that depends on it. A west Miami home with a downtown job can quietly add a car payment's worth of tolls across a year. Run the route, not the rumor.
Food and daily life: the crowd-sourced section
These figures are from Numbeo's Miami page, which is crowd-sourced: 862 entries from 74 contributors in the past 12 months, updated November 1, 2026. Treat them as a sketch by residents, not a measurement. On that basis: basic utilities for an 85 square meter apartment average $180.70 a month; an inexpensive restaurant meal runs $30; a three course meal for two at a mid-range restaurant, $120; a dozen eggs, $5.06; a liter of milk, $1.37; gasoline, $1.08 a liter. Numbeo's cost of living index for Miami is 85.1 against New York City at 100. Useful for scale. Not a budget.
The hurricane season line belongs in every Miami budget, renter or owner: a basic kit of water, batteries, lights and shelf stable food costs less bought in May than in a storm week line. Hurricane kit basics on Amazon and a windshield sunshade for the car are the two purchases every newcomer ends up making anyway.
The offset, and the verdict
Florida does not impose a personal income tax; the state Department of Revenue says so in plain words, and it's the line that closes the gap for movers from taxed states. Whether it closes your gap depends on your salary and your rows above. The pattern across this ledger: Miami charges big city prices on housing and insurance, near average prices on food and power, and nothing on income. High earners who rent modestly often come out ahead. Families buying at the coast feel the insurance lines most. Run your rows. That's the whole method, and it's why this page exists instead of a single index score: the rent or buy guide and the three city comparison use these same figures.
The facts that matter
Cost of living facts checked November 5, 2026: rent $2,500 one-bedroom and $2,900 two-bedroom, Zumper rent research, October 2026. Homeowners insurance: Miami-Dade average $5,975 a year including wind (Florida OIR, July 2026 report); statewide OIR average $3,815 (April 2026 data); Insurify's modeled median $8,292 for 2025, a different methodology, never blended with OIR figures here. Car insurance full coverage about $4,171 statewide and $4,762 in Miami (Bankrate, 2026). FPL October 2026 tariff: $10.52 customer charge, about 12.26 cents per kWh all-in on the first 1,000 kWh; a 1,000 kWh bill is about $140 (Florida Municipal Electric Association comparisons). SR 836 and SR 112 are GMX roads, all-electronic, priced by route. Food and daily prices are crowd-sourced from Numbeo (862 entries, updated November 1, 2026) and labeled as such. Florida has no state personal income tax.
Frequently asked questions
What salary do I need to live in Miami?
Work backwards from your rows: a one-bedroom at $2,500, car insurance near $397 a month, power at $140 plus, and tolls by your route. The total, not a national calculator, is your number.
Why do home insurance quotes vary so much?
Sources measure different things. The regulator's average of charged premiums (OIR) and a modeled quote median (Insurify) will never match. For Miami-Dade, plan on the OIR county figure and quote your actual address.
Is there a city income tax in Miami?
The state fact is the verified one: Florida does not impose a personal income tax, per the Department of Revenue.
What costs surprise newcomers most?
Car insurance and tolls. Both are priced in this ledger; both are routinely left out of moving calculators.
